The problem
A developer looks at a couple of hundred sites a year to buy a handful. Each one used to mean hours in a spreadsheet only its author understood, and the numbers were then copied by hand into an investor deck. Slow, fragile, and easy to get wrong exactly where it matters: the price you bid.
What I built
Certo starts from a single address. It gathers what the public registers already know about the plot, the building rights and the local market, then calculates the highest land price that still meets the developer’s target return. The result becomes a case investors can read, and the platform is growing to cover the capital raise, the build phase and the yearly reporting to investors.
What made it hard
- Live data from the Danish public registers: addresses, plots, buildings, zoning and market figures.
- Every figure exact to the krone under Danish VAT, company tax and construction loan rules.
- Profit splits and tax statements calculated per investor in a limited partnership.
- An assistant that runs scenarios on request, but never changes a number without the user’s approval.
